Assured shorthold tenancy agreement (AST)                 

  The most common tenancy agreement & usually a minimum term of 6 or 12 months

Assured shorthold tenancy (AST) room only agreement   

Relevant where facilities are shared. Each tenant/room will have a separate tenancy agreement and rental calculations are based on the room only.

Non-housing act                                                       

  Certain tenancy types are excluded from being classified as AST tenancies, for eg if the tenant is a company or the property is not the tenant’s primary residence. These tenancies aren’t covered by the Housing Act or deposit protection legislation

Lodger’s agreement                                                             

 A  more informal arrangement where the tenant and landlord share living accommodation
